Report: Hinsdale Homes Second-Most Expensive in State

Coldwell Banker released its Home Listing Report and only Lake Forest out-priced Hinsdale for four-bedroom, two-bathroom houses.

Hinsdale has the second-most expensive housing market out of 139 Illinois  markets surveyed by Coldwell Banker Real Estate LLC, according to its Home Listing Report (HLR) for 2011.

The HLR survey considers only listing prices of four-bedroom, two-bathroom homes. The average listing price for houses in Hinsdale that met the criteria was $714,556, according to a Coldwell Banker release that detailed the HLR.

Only Lake Forest had a higher average at $753,543.

Coldwell Banker real estate agent Bryan Bomba said the high home prices of Hinsdale are a product of multiple factors. The high ratings of the Community Consolidated School District 181 elementary schools and Hinsdale Central High School mean it’s a good place for a family and Hinsdale's three train stations are “unheard of” for a town of less than 17,000 people, according to Bomba.

“It’s a 30-minute commute to the city; crime is almost non-existent; and aesthetically, it’s beautiful,” Bomba said of Hinsdale.

Other western suburbs with higher-end average listing prices, according to Coldwell Banker, include Elmhurst ($431,651), Glen Ellyn ($429,827), Downers Grove ($416,307) and Naperville ($412,987).

According to the Coldwell Banker release, Kankakee was the most affordable housing market in Illinois, with an average listing price of $82,641 for four beds and two baths.

“Compared to the national average of $293,251,” the release read, “the average four-bedroom, two-bathroom home in Illinois overall was $301,258.”

The HLR surveys 2,300 total markets across North America. On the list from least expensive to most expensive markets, Hinsdale came in at No. 2,249.
