Hamptons of Hinsdale Celebrates Grand Opening

The revitalized development will open its doors Friday for a preview of its townhomes and condominiums.

The Hamptons of Hinsdale, an upscale condo and townhome development near , will celebrate its grand opening Friday from 3:30 p.m. to 7:30 p.m. with special give-aways, door prizes, and even a croquet contest.

“We’re expecting a big turnout,” said Gail Payonk, sales and marketing director for Next Generation Development, the Wheaton company coordinating construction of the development.

Payonk says hundreds of people have signed up at the Hamptons of Hinsdale website to receive information on the development, which sat idle for three years due to federal court action against the original developers.

“The grand opening is really the reintroduction of the Hamptons of Hinsdale development to the community and prospective purchasers,” Inland Real Estate Investment Corporation Vice President Lupe Griffin said. “Over the last several months, we’ve done a lot of work on the site.”

Griffin says when the property was acquired earlier this year by Inland Opportunity/Hamptons Hinsdale LLC, it was the company’s intention to complete the project as originally planned, with six townhome buildings housing 26 units and four condominium structures with a total of 93 units.

When work on the project stalled in 2008, site work including streets, drainage, and utilities was substantially completed and one townhome building was nearly completed. One of the residences in the townhome building was sold for just over $1 million and was occupied. A condominium building also was substantially completed and foundations had been poured for underground parking to serve other buildings.

The condominium building has been the target of vandals over the past three years with many windows broken.

“All the vandalism has been cleaned up,” Payonk said. “We’ve got a brand new sales center on site.”

The Hamptons of Hinsdale is located on Grant Street, just south of 57th Street, a couple blocks southeast of Hinsdale Central.

People visiting the site during Friday's open house will be able to tour the three townhomes that are finished and will be able to look inside the condominium building that is nearing completion.

“There are no completed units in the condominium building,” Griffin said.

The townhomes should be ready for occupancy by February 2012 and some condo units may be available as early as March 2012.

Condo prices begin at $290,000, Griffin said. The list price for the three-level townhomes currently available runs from $689,000 to $722,000, but some townhomes may sell for as low as $590,000.

Features that fill a need

According to Griffin, the townhomes feature hardwood floors, granite kitchen and baths, custom oak stairways, Kohler plumbing fixtures and Moen faucets, GE appliances, and a fireplace on the main floor.

Underground parking will be available in five of the condo buildings. Snow removal will be provided and units will be ready for all the latest technological innovations, including Wi-Fi Internet and cable TV.

“This is a very maintenance-free lifestyle that we’re promoting,” Griffin said.

“We understand the Hinsdale market and we’ve done our homework carefully to meet the local market’s expectations in 2011 and beyond,” Payonk said. “We’ve stepped in and updated the existing floor plans to maximize spatial efficiency and modernize the styles and finishes. And we’ve also lowered the previous developer’s prices by nearly 30 percent without sacrificing any quality.”

Griffin believes the Hamptons of Hinsdale fills a niche in the housing marketplace that has been lacking since the recession.

“This is probably one of the only new developments that’s out there,” she said, adding that the style of the buildings also makes the Hamptons stand out. “The structures are very beautiful.”

Chris Crawford, broker/owner of Crawford Group Sotheby’s International Realty, was hired by Next Generation Development to market the development to realtors.

“If you want to downsize comfortably in Hinsdale today, the only other options are to tear down and build a new single-family home or retrofit an existing residence,” Crawford said. “The Hamptons of Hinsdale offers a nice, generously-sized, maintenance-free alternative, especially for in-town folks who are looking to make a change. These homes are conceived with today’s lifestyle in mind.”

Griffin says the open house is the beginning of showing the community that the project is back on track.

“The sales center is fully staffed,” she said. “You can go to the site with or without an appointment.”
